This is one of the many villa projects we have managed for our clients.  The selling price started at £80,000. This villa is approximately 200m2 and it has 3 bedrooms (one is en-suite), 2 bathrooms, one guest toilet  downstairs, one living room with an open plan kitchen. There is a small living room upstairs which has large windows offering a view of the garden/pool.  Adding a fireplace, a private pool, and a few more details the price worked out at £87,000.  If you check carefully you will notice there is a glass roof on top which allows more sunlight into certain areas of the villa. The location of the land is very important in Turkey.   We generally go and visit available plots with customers together and decide on the land we are going to build on. The prices above include the land, and it is important to realise that the closer the land is to the sand, sea, and restaurants, the property is going to be more expensive.  We can take this into account when we discuss your requirements and budget, and  if there are any requirements, improvements, or additions  to the proposed project we can sort them out at this stage.

When you are happy we will then prepare the project on computer and give you the proposed layout plans for approval. If you are happy, we will then draw up a sales contract which both of us sign indicating you have seen the layout drawings and approve these, together with the initial payment details.  We will require a deposit of around £2,000 at this stage, and then prepare a payment schedule together with you according to your budget.
